Job Description

1. Strategic Planning & Management

Develop and implement short-term, mid-term, and long-term plans for Construction & Maintenance activities.

Prepare annual, quarterly, and monthly plans for new store construction, renovation, repair, and maintenance.

Provide strategic advice to Management on new store openings, store renovations, and store closures.

Propose improvements to processes and technical standards to optimize cost and operational efficiency.


2. Construction & Renovation Project Management

Manage the full project lifecycle, including site survey, design coordination, budgeting, construction, inspection, and handover.

Coordinate with internal departments (Operations, Leasing, Legal, Finance, Procurement, etc.) during project execution.

Work directly with contractors, design consultants, construction teams, and suppliers.

Monitor and control project progress, construction quality, workplace safety, and legal compliance

Handle issues arising during construction and report promptly to Management.


3. Maintenance & Repair Management

Develop and implement preventive and periodic maintenance plans for all stores.

Supervise maintenance activities including electrical systems, plumbing, air-conditioning, fire protection systems, building structures, interiors, and signage.

Ensure stores operate safely and continuously with minimal disruption to business activities.

Propose repair or replacement solutions to extend asset lifespan and improve efficiency.


4. Budget & Cost Control

Prepare construction and maintenance budgets by project and on an annual basis.

Monitor and control actual expenses against approved budgets.

Review quotations and propose suitable contractors and suppliers.

Prepare cost reports, analyze variances, and recommend cost-optimization solutions.


5. Team Management & Reporting

Manage, assign tasks, and evaluate the performance of team members within the department.

Provide technical guidance and on-the-job training to subordinates.

Prepare periodic and ad-hoc reports to Management/HQ on project progress, costs, and risks.

1. Knowledge

- 27 years old or above, Bachelor’s degree in Construction, Architecture, Mechanical & Electrical Engineering, Project Management, or related fields.

- Be able to comprehend technical drawings

- Be able to comprehend layout drawing

2. Experience

- Minimum 5–7 years of experience in construction and/or maintenance, preferably in retail or chain store environments (MUST)

3. Skills

- Strong planning, organizing, and project management skills.

- Effective budgeting and cost control capabilities.

- Good negotiation and contractor management skills.

- Ability to work cross-functionally and solve problems efficiently.

- Solid knowledge of construction laws, safety regulations, and fire prevention requirements.

- Good command of English for communication and technical documentation (Japanese is an advantage).

- Proficient in MS Office; knowledge of AutoCAD, MS Project, or project management software is preferred.
