Position Overview
• The Facility Engineer is responsible for the daily operation, monitoring, maintenance, servicing, troubleshooting, and continuous improvement of building facility systems including Mechanical, Electrical, Plumbing, Fire Protection (MEPF), BMS, and building infrastructure supporting semiconductor cleanroom operations, ensuring stable, safe, and efficient operation with minimum downtime through effective preventive and corrective maintenance activities.
• The role also supports the Equipment team in troubleshooting and maintaining Equipment-subfab utility when required.
• Participating in equipment moving and hook-up and installation activities during the production equipment installation phase.
• Work in shifts to ensure continuous operation of Facility systems and cleanroom when the plant enters the production phase.
• Troubleshoot and rectify issues arising during shifts to ensure continuous system operation.
Key Responsibilities
Facility Operation & Availability
• Ensure all facility and utility systems are fully operational and available at all times to support uninterrupted semiconductor fab operations.
• Maximize system uptime and minimize unplanned downtime through effective operation, preventive maintenance, and reliability improvement programs.
• Perform daily operation, monitoring, inspection, troubleshooting, and maintenance of facility and utility systems.
• Monitor system performance, alarms, and key parameters via BMS and take proactive actions to prevent failures.
• Respond promptly to equipment alarms, utility failures, abnormal conditions, and cleanroom/lab disruptions to restore normal operation safely and efficiently.
• Troubleshoot and resolve mechanical, electrical, control, and utility system failures in a timely manner.
• Ensure proper system operation within design parameters, including capacity, redundancy, and energy efficiency and record.
• Coordinate with Operations, Production, Equipment, and EHS teams to ensure stable and continuous facility support for manufacturing activities.
• Support emergency response and incident handling to maintain high availability of critical systems.
• Participate in shift work, standby duty, and on-call response to support 24/7 fab operation requirements.
Preventive & Corrective Maintenance
• Execute Preventive Maintenance (PM) and Corrective Maintenance (CM) activities for all facility and utility systems in accordance with approved schedules, procedures, OEM recommendations, and statutory requirements.
• Ensure all maintenance activities are carried out safely, efficiently, and in full compliance with EHS standards, permit-to-work (PTW), and LOTO procedures.
• Perform routine inspections, condition monitoring, and predictive maintenance (PdM) activities (e.g., vibration, temperature, pressure, and electrical parameters) to identify potential failures in advance.
• Verify system performance, functionality, interlocks, and calibration after maintenance to ensure systems operate within specified parameters and design intent.
• Conduct troubleshooting and root cause analysis (RCA) for recurring failures and implement corrective and preventive actions (CAPA).
• Coordinate with vendors and contractors for specialized maintenance, overhaul, and system upgrades when required.
• Ensure proper spare parts management, critical spares availability, and inventory control to support maintenance activities.
• Update and maintain accurate maintenance records, equipment history, and reports in CMMS to support reliability analysis, audits, and continuous improvement initiatives.
Troubleshooting & Root Cause Analysis
• Diagnose and troubleshoot equipment failures across MEPF systems, utility systems, and control/automation systems (BMS/PLC) to restore operation in a timely manner.
• Perform structured Root Cause Analysis for recurring issues .
• Analyze system data, trends, and alarms to identify failure patterns and potential risks.
• Implement effective corrective and preventive actions to eliminate root causes and prevent recurrence.
• Document troubleshooting activities, RCA findings, and lessons learned for knowledge sharing and continuous improvement.
• Collaborate with cross-functional teams (Production, Equipment, EHS, QA/QC) and vendors to resolve complex technical issues.
Facility Readiness for Equipment
• Ensure utilities meet tool specifications and safety requirements
• Prepare and ensure all facility hook-ups are ready and compliant for new equipment/tool installations.
• Coordinate closely with vendors, contractors, and internal teams for utility system upgrades, modifications, and tie-in works to support tool installation and commissioning.
• Verify and ensure all facility utilities meet equipment specifications, design requirements, and safety standards prior to hook-up and start-up.
Project & Vendor Management
• Act as mechanical focal point for tool hook-up, fab expansion, capacity upgrade, and retrofit projects.
• Review vendor drawings, method statements, risk assessments, and permits-to-work; ensure safe and quality execution.
• Support procurement by preparing technical specifications, evaluating bids, and participating in vendor selection.
EHS, Compliance & Documentation
• Ensure all mechanical works comply with Vietnam law, chemical safety, confined space entry, and lockout/tagout (LOTO).
• Support safety audits, inspections, and incident investigations
• Stop operations if safety or environmental risk is identified
• Gas, electrical, RF, vacuum, and chemical safety
• Maintain maintenance records, checklists, SOPs, and technical documentation.
• Maintain accurate as-built drawings, P&ID, equipment data sheets, maintenance records, and spare parts lists.
Continuous Improvement & Energy Efficiency
• Identify and implement energy-saving initiatives to improve and reduce environmental footprint.
• Participate in total productive maintenance (TPM) programs.
• Optimize spare parts and utility usage
• Participate in FMEA, risk assessments, and improvement projects
Requirements
Education:
• Bachelor’s degree in electrical engineering, Refrigeration & Air Conditioning Engineering or related field.
Experience:
• Minimum 3 years of hands-on experience in facility engineering within semiconductor, cleanroom, electronics, high-tech manufacturing, or other critical facility environments.
• Experience in operation, maintenance, and troubleshooting of electrical systems including generators, transformers, MSB, DB, UPS, ATS and power distribution systems is highly preferred.
• Experience in operation, maintenance, and troubleshooting of MEPF systems, Building Management System (BMS), fire protection systems, cleanroom HVAC, and critical utility systems.
• Experience supporting installation, testing & commissioning (T&C), and start-up activities for facility and utility systems is preferred.
• Experience working with CMMS for maintenance planning, tracking, and reporting is an advantage.
• Basic knowledge of EHS requirements, permit-to-work (PTW), LOTO procedures, and safety standards in industrial or cleanroom environments.
• Ability to read and interpret technical drawings, P&ID, single-line diagrams, and equipment manuals.
Technical Skills:
• Ability to read schematics, P&IDs, manuals, and technical drawings
• Familiarity with CMMS or monitoring systems
• Familiarity with ISO 14644, and Vietnamese TCVN/QCVN regulations.
Certifications (preferred):
• Cleanroom technology training
• Certification or professional training in HVAC system design, operation, and maintenance.
• Knowledge or certification in energy management, energy efficiency, or green building standards (e.g., LEED or equivalent).
• Certification or professional training in building/facility management (e.g., Facility Management, Property Management, or Building Operations Management).
Soft Skills: Strong analytical & problem-solving ability, teamwork in multi-vendor & cross-functional environment, ability to work under pressure in 24/7 fab setting.
Other: Willing to participate in on-call/rotating shift support for critical system issues.
